Cubic Houses Rental Management is a property management company based in Olhão. We take on Alojamento Local properties for owners who do not want to run them day to day, and we run them from here, not remotely.
What full management covers
Listings and channel management
Photography, listing copy, and distribution across Airbnb, Booking.com and direct enquiries, kept in sync so the property is never double-booked.
Guest communication
Enquiries, bookings, arrival instructions and questions during the stay, answered in English and Portuguese.
Check-in and check-out
Guests are met and keys handled by people who live here, so arrivals outside office hours are not a problem.
Cleaning, laundry and maintenance
Turnover cleaning between stays, laundry, and the small repairs that come with any successful accommodation.
Pricing and revenue
Rates set against real booking data for Olhão rather than a flat annual price, so shoulder seasons fill.
Legal compliance
Alojamento Local licensing, tourist tax, and regulatory compliance, including the reporting Portuguese law requires of short-term rentals.
What it costs
A management commission of 25% of the net booking value— that is, after Airbnb or Booking.com have taken their own fee, and excluding the IVA owed to the Tax Office. A minimum fee per reservation also applies, set against the size of the property and what it costs to run.
Alongside the commission, each owner keeps a running balance of €300.00 with us. We use it to pay the day-to-day costs the commission does not cover — light bulbs, small replacements, the household items guests use during a stay. It is topped up monthly, so that at the start of each month the balance is back to €300.00, and everything spent is itemised on your statement.

Where are you based?
Olhão. Cubic Houses Rental Management is run from here by Rui Guerreiro, who was born and raised in the town. Our registered address is Avenida da República 116, 2.º Esquerdo, 8700-310 Olhão — a working base rather than a walk-in office, so call or email and we will arrange somewhere to meet.
Which areas do you cover?
Anywhere in Olhão, including Quelfes, Fuseta, Moncarapacho and Pechão. If your property is outside that area, we may have a trusted local partner ready to work with you.
What does it cost?
A management commission of 25% of the net booking value — after Airbnb or Booking.com have taken their fee, and excluding the IVA owed to the Tax Office. A minimum fee per reservation also applies, depending on the size of the property and its running costs.
Is there anything to pay besides the commission?
A running balance of €300.00, which we use to cover day-to-day costs the commission does not pay for — light bulbs, small replacements, household items for guests. It is topped up monthly back to €300.00 and everything spent appears on your statement. Cleaning, and the products we clean with, are part of the commission and are not charged to you.
What are the terms?
Everything is agreed in writing before anything starts, and you receive the full owner terms of service to read before you sign. They are not published here — the terms and conditions on this website cover guest bookings, which are a separate agreement.
